PG San Antonio OZ, L.P. is developing a 10-story, 171-room upscale extended-stay Residence Inn by Marriott in downtown San Antonio, TX, as part of an Opportunity Zone investment. Managed by Peachtree Group, a hospitality-focused sponsor with over $10.3 billion in investments, the hotel will be located at 100 N. Main Ave., just one block from the Riverwalk on San Antonio’s west side.

This prime location allows the project to benefit from diverse demand drivers, including leisure travelers, government, business, education, and the military, as San Antonio is home to five military bases. Construction is set to begin soon, with land already owned, entitlements in place, and a guaranteed maximum price contract with a local contractor. Marriott is supporting the project with $2 million in key money, a rare incentive typically reserved for high-profile developments.
