CSRA Opportunity Zone Fund IX

CSRA Opportunity Zone Fund IX LLC is Capital Square's ninth qualified Opportunity Zone fund, formed to invest in the acquisition of an approximately 2.175-acre property and construction of a mixed-use development with approximately 221 multifamily units and 95 Marriott-branded apartment hotel rooms, onsite structured parking, and ground-floor retail space. The project is located at 1600 Roseneath Road and 3406 W. Moore Street in the Scott's Addition neighborhood of Richmond, Virginia, a Qualified Opportunity Zone. The $77,395,000 offering is available to accredited investors with a minimum investment of $100,000.

The project is expected to feature 320 Class A, market-rate apartment units and approximately 15,000 square feet of retail space and onsite structured parking across a single building totaling seven stories, with an eighth mezzanine partial level. The building is expected to have five residential levels situated above two stories of podium parking with a total of approximately 315 parking spaces. Amenities are expected to include a pool deck with outdoor courtyard space, a fully equipped fitness center and a resident lounge.

Fund IX extends a Capital Square Opportunity Zone development program that delivered four completed projects in 2025 with a total development cost exceeding $465 million: Maeve, a 20-story mixed-use tower in Raleigh (Fund VI); The Nickel Hotel in Charleston, South Carolina (Fund IV); the 348-unit Livano Knoxville (Fund VIII); and the third building of Chasen (Fund VII) in Richmond, now leasing. Founded in 2012, Capital Square has completed more than $7.9 billion in transaction volume and has acquired more than 175 real estate assets on behalf of over 6,500 investors.
