It Started with a Podcast
Back in August 2018, Jimmy hit play on an episode titled "You Don't Pay Any New Capital Gains. Ever." That single claim sent him down a path that became OpportunityZones.com, this podcast, OZ Pitch Day, and now a book. In this episode, he tells that origin story in brief and explains why he finally decided to put everything he has learned into a single, definitive playbook.
The full story will come later. For now, it is enough to know that the title turned out to be real, and that it changed the direction of his career.
Why This Book, and Why Now
The timing is no accident. After years of uncertainty about whether the Opportunity Zones program would survive its original sunset, the One Big Beautiful Bill Act made it permanent and ushered in the OZ 2.0 era, complete with a new map taking effect in January 2027. A wave of new investors, sponsors, and advisors is coming, and until now there has been no single practitioner's guide written for this new chapter. Jimmy wrote The Opportunity Zones Playbook to fill that gap. As he puts it, this is not an OZ 1.0 book with a chapter bolted on at the end. It was built from the ground up for what is coming.
The Three Big Tax Benefits for Investors
For investors trying to understand what this incentive actually does, Jimmy breaks down the three core tax benefits at the heart of the program.
First is deferral. Reinvest a capital gain into a Qualified Opportunity Fund and you postpone the tax you would otherwise owe today, putting your full gain to work instead of sending a chunk to the IRS.
Second is reduction, which can shrink a portion of that original deferred gain through a step-up in basis, so you end up owing tax on less than you started with.
Third, and the crown jewel, is exclusion. Hold your OZ investment for ten years and the appreciation on that investment can be excluded from tax entirely. Not deferred, not reduced, but gone. That is the "you don't pay any new capital gains, ever" promise made real.
Deferral, reduction, exclusion. That is the engine. The book shows you how to actually pull it off.
