AnchoraA Tax Advantaged RE Fund I
Overview
AnchoraA Tax Advantaged RE Fund I is a Qualified Opportunity Fund sponsored by HotelSHIFT, a Dallas-based firm that focuses on hotels and on turning hotels into housing. The fund converts existing real estate into apartments and mixed-use properties, and hotel-to-apartment conversion is its main strategy. Hotel rooms already have bathrooms, windows, and residential-style hallways, so converting them can cost less and take less time than building comparable apartments from scratch.
The fund will also buy and run hotels, build new hotels and apartments, and sometimes convert buildings to self-storage or medical office use. Its top conversion targets are extended-stay hotels with full kitchens, independent living communities, and apartment-style student housing, since these usually need the least construction to become apartments.
The fund is set up for OZ 2.0. Investors can submit conditional subscriptions now, and closings for investors seeking OZ tax benefits begin January 1, 2027. Investors whose 180-day deadline arrives before the fund reaches its $10 million minimum can ask for an early closing.
HotelSHIFT principal Alex Cartwright has led the conversion of about 600 hotel rooms into multifamily and workforce housing. The team also includes co-founders Wen Cheng and H. Jeffrey Baker. William “Chip” Rogers, former President and CEO of the American Hotel & Lodging Association, serves on the advisory board.
