Standard Stabilized Opportunity Zone Fund
Overview
Standard Stabilized Opportunity Zone Fund is a multi-asset Opportunity Zone fund sponsored by Standard Asset Management & Investments (SAMI). The fund targets stabilized, cash-flowing multifamily communities in Opportunity Zones across strong primary and secondary U.S. markets, focusing on institutional-quality, Core+ properties of 100 units or more. The fund is scheduled to launch in January 2027.
The fund is built around a different entry point than most OZ real estate offerings. Rather than asking investors to take on construction and lease-up risk, Standard brings investors in after a property has completed lease-up, at the time of permanent financing. The goal is to pair the Opportunity Zone tax benefits with assets that are already operating and producing income.
The seed asset is Watermark at Buzzard Point, a 453-unit Class A multifamily community in a Qualified Opportunity Zone on the Southwest Washington, DC waterfront, between The Wharf and the Navy Yard. Watermark is an office-to-residential conversion of a former federal office building, delivered in 2020, offering studios through three-bedroom units, a rooftop infinity pool, and roughly 18,000 square feet of ground-floor retail. SAMI has invested $45 million in Watermark.
The fund targets a raise of $150 million or more. Over a 10-year hold, Standard is targeting a 9% after-tax IRR and a 2.7x taxable-equivalent equity multiple.
SAMI was founded in 1961 by Samuel K. Freshman and is headquartered in El Segundo, California. The firm owns and operates more than 2,800 multifamily units and manages over $1 billion in assets, including commercial space. Its stated approach emphasizes careful underwriting, low leverage, and investor capital preservation.
