Stilwell OZ Rental Portfolio by Langley Development
Overview
Langley Development is offering a stabilized, fully leased rental portfolio in Stilwell, Oklahoma, together with land for further development, as a single acquisition for Qualified Opportunity Fund sponsors, developers, and family offices. The portfolio sits in census tract 40001376900, an Opportunity Zone designated in 2018 and the only Opportunity Zone in Adair County. The State of Oklahoma has nominated the tract for designation under OZ 2.0. The asking price is $12,000,000, and the seller will consider financing with a substantial down payment.
The income-producing assets include 20 brick duplexes (40 units) of 2 bedrooms and 2 baths, each with a one-car garage and full appliances including washer and dryer. The portfolio also includes several single-family rental homes, a 75' x 90' office building anchored by the State of Oklahoma, and three commercial buildings in downtown Stilwell across the street from the Adair County Courthouse. According to the seller’s October 2026 rent roll, the portfolio has 50 occupied units (44 residential and 6 commercial suites) generating $58,400 in monthly scheduled rent, or $700,800 annualized gross.
The sale also includes 11 platted single-family lots, 18 lots zoned for multifamily that are not yet platted, a 3-bedroom home on 5 acres adjacent to Arvest Bank, two homes currently used as the seller’s office, and the seller’s own 4,800-square-foot residence. The neighborhood is already multifamily, and the seller has prepared an unfiled plat for at least 18 additional duplexes on the multifamily land.
Stilwell is the county seat of Adair County, in northeastern Oklahoma within the Cherokee Nation. It is about 28 miles from both U.S. Highway 412 and Interstate 40, 40 miles from the University of Arkansas in Fayetteville, 55 miles from Northwest Arkansas National Airport, and 65 miles from Walmart’s headquarters. Local employers include Schwan’s, with about 500 employees, and Facet Filter, with about 200. Handsome Brook Farms is building a 25,000-square-foot facility expected to add about 200 jobs by April 2027. The Cherokee Nation and area school systems provide additional stable employment.
