Building on the success of Fund I (which closed in December 2020 after successfully raising $131 million), Urban Catalyst Opportunity Zone Fund II was launched in 2021 with Icon/Echo. Urban Catalyst is already in control of the property for this Fund, which will feature 300 units of multifamily rental units and approximately 450,000 square feet of office space in downtown San Jose.
Origin Investments QOZ Fund II invests in institutional-quality multifamily development projects located across some of the fastest-growing markets in the United States. Origin's QOZ Fund I closed earlier this year after successfully raising $275 million.
Using the proprietary USG/OZI risk mitigation strategy, the Investors Choice OZ Fund, is a first-of-its-kind Opportunity Zone fund that allows investors to choose between a number of project specific Opportunity Zone developments within the fund, to allow for as much project concentration or diversification as they desire.
Building on the success of their 2019 and 2020 Qualified Opportunity Funds, the 2021 Grubb Qualified Opportunity Fund intends to invest in branded, moderate-priced rental housing properties, focusing on several highly resilient Tier 1 and select Tier 2 U.S. markets and several high growth Tier 2 U.S markets.
Caliber is designed to acquire, redevelop, and manage a portfolio of diversified commercial properties located in Opportunity Zones. The Caliber Tax Advantaged Opportunity Zone Fund has acquired holdings in Arizona, and is targeting additional holdings in Colorado, Texas, Nevada, and Utah; Caliber believes these states have the potential to possess some of the top OZs due to long-term population and job growth trends.
CRE Development Capital is developing multiple Opportunity Zone projects. Their downtown Phoenix deal is a mixed-use residential featuring 225 hotel guest rooms and 180 condo units. Their downtown Cleveland deal is a multifamily high-rise that will feature 173 apartment units. Additionally, CRE is developing a multi-family project in Las Vegas, Nevada.
CSRA Opportunity Zone Fund VI is a luxury, mixed-use, 297-unit multifamily and retail development located at 320 West South Street in the Warehouse District of Raleigh, NC. Capital Square is also developing a mixed-use building development complete with 50 luxury apartment hotel units plus retail space in Charleston, South Carolina.
The Integris DLV QOF (formerly under the Shopoff Realty Investments brand) is a $200 million OZ fund that will provide the equity for construction of the new $545 million Dream Las Vegas hotel on the southern end Las Vegas Strip, conveniently located adjacent to McCarran International Airport.
Wally Sullivan of Javelin Securities and Richard Rosen of American Ag Energy present North Country Growers, a 20-acre commercial hydroponic greenhouse project located in Berlin, NH. When completed, this will be the Northeast's first greenhouse using combined heat and power technology.
Riaz Capital aims to build workforce housing to address the San Francisco Bay Area's substantial housing shortfall for single-income households earning $40,000-$120,000 annually. They have more than 2,000 OZ-located units in various stages of planning and construction.
Eagle OZ invests in new construction of apartment buildings in Chicago's historic Bronzeville neighborhood, home to the $3.5 billion planned redevelopment of the Michael Reese Hospital site, and adjacent to the University of Chicago and future home of the Obama Presidential Library.
Cbus OZ Fund III specializes in urban redevelopment in Columbus, Ohio. The fund has a long term focus on delivering value to investors while improving communities by providing affordable and attainable housing solutions throughout the urban core of Columbus.
The Nest Opportunity Fund is focused on residential real estate in the single-family and multi-family asset classes. The real estate is located in Midwest cities with favorable demographics that include stable and diverse employment, population growth, and other criteria including favorable pricing and rent, with a rule of thumb of getting the “all-in costs” for given properties at around or less than 110 times monthly rent revenue.
