Building on the success of their 2019 and 2020 Qualified Opportunity Funds, the 2021 Grubb Qualified Opportunity Fund intends to invest in branded, moderate-priced rental housing properties, focusing on several highly resilient Tier 1 and select Tier 2 U.S. markets and several high growth Tier 2 U.S markets.

The Nest Opportunity Fund is focused on residential real estate in the single-family and multi-family asset classes. The real estate is located in Midwest cities with favorable demographics that include stable and diverse employment, population growth, and other criteria including favorable pricing and rent, with a rule of thumb of getting the “all-in costs” for given properties at around or less than 110 times monthly rent revenue.
Building on the success of Fund I (which closed in December 2020 after successfully raising $131 million), Urban Catalyst Opportunity Zone Fund II was launched in 2021 with Icon/Echo. Urban Catalyst is already in control of the property for this Fund, which will feature 300 units of multifamily rental units and approximately 450,000 square feet of office space in downtown San Jose.

Low-energy cost, enterprise-grade, American-based Bitcoin mining and captive development company. Funds received will be invested in the cost of equipment acquisition, deployment, and operational expenses for Bitcoin mining operations, and associated business development.
The HEX Fund invests in residential real estate projects in Austin, Texas. Due to how HEX holds their working capital, all investments with the HEX Fund are cash-flow positive from Day 1. HEX provides a 6% preferred return that can be cashed out quarterly or re-invested in the fund.
JDP has successfully closed seven single-asset Opportunity Zone funds. The focus of their eighth OZ fund is the Solace at Cimarron Hills, a $61 million 234-unit multifamily development located in Colorado Springs, CO. The Qualified Opportunity Fund seeks to raise $18.3 million of Opportunity Zone equity in this single project. Preferred return of 8.00% and a projected IRR of 19.13%.
Investing in the future of Puerto Rico, the PROZ Fund seeks to achieve sustainable impact investing by following Environmental, Sustainable, Governance (“ESG”) guidelines. Current and future projects include a seaweed biorefinery, renewable energy, and infrastructure redevelopment.
